These Terms & Conditions apply to reservations made directly with Cheese & Wine — the brand of Home Delight, Unipessoal Lda — on this website, by email or by phone, for our Suites in Santos and our Apartments across Lisbon. If you booked through another platform (for example Booking.com, Airbnb or Expedia), that platform's own terms and cancellation policy apply to your stay instead of these. By making a booking or staying with us, you agree to the terms below. We've kept them plain and human — if anything here is unclear, just ask us at lisbon@cheese-wine.com or +351 939 417 352.
Who we are
Our accommodation is operated by Home Delight, Unipessoal Lda, trading as Cheese & Wine ("Cheese & Wine", "we", "our", "us").
These terms cover bookings made directly with us. If you booked through a third-party platform such as Airbnb or Booking.com, please manage that reservation — including any change or cancellation — through the platform you used, under their terms.

Bookings & payment
To confirm a reservation we ask for a valid credit card in the name of the lead guest. We accept Visa and Mastercard. American Express is not accepted.
On our Free-cancellation (Flexible) rate we take the first night as a deposit when you book, and the balance is settled at check-in. On our Non-Refundable rate the full amount is charged today — this rate is only offered when check-in is 21 or more days away.
The room price already includes 6% VAT (IVA). The Lisbon city tourist tax is separate: €4 per guest, per night, for guests aged 13 and over, capped at the first 7 nights of your stay. The portion covering the nights you pay online is charged online; the rest is settled at the property.
Payments are processed securely by Stripe. You're welcome to pay the balance at check-in with a different card, as long as it's in the name on the reservation.
Need an invoice? We issue it by email (paper-free, for sustainability). For a company invoice, just share the company name, full billing address with postal code, and the reservation name.
Check-in, check-out & access
Suites (Santos): check-in from 3:00 PM, check-out by 11:30 AM. Apartments: check-in from 4:00 PM, check-out by 11:00 AM.
We use a keyless self check-in. To release your access codes we need your online check-in completed, including a valid passport or ID card for every guest — a legal requirement for all stays in Portugal. Your access code is sent on the day of arrival and lets you enter at any hour.
Early check-in is free where possible but cannot be guaranteed; we confirm it on the day, subject to availability. Late check-out can be arranged with our team: a short courtesy late-out may be free when the next booking allows, while a guaranteed later departure (up to 14:00 in the Suites, 13:00 in the Apartments) is a paid option. You're welcome to store luggage with us free of charge before check-in and after check-out.
If you stay beyond your check-out time without arranging a late check-out, an additional night may be charged, as the home is prepared for the next guest.
Occupancy & guests
The number of guests staying must not exceed the maximum occupancy of the booked apartment or suite. Our largest single apartments sleep 6 (Sé Cathedral 1 and Chiado · Rossio Square 1); the Príncipe Real apartment sleeps 4; and, in the Suites, the Family Suite sleeps 5. Each unit's page shows its exact capacity.
If your group is larger than any single space can hold, please contact us before booking so we can arrange the right combination of rooms.
Only registered guests may stay overnight in the accommodation.
House rules
All our accommodation is strictly non-smoking indoors. Under Portuguese law (Law no. 109/2015, of 26 August), a fine of up to €750 may apply to guests who smoke inside, plus an immediate extra-cleaning charge of €75 to restore the space.
Our homes are in shared residential buildings with neighbours who live there. Please keep noise to a minimum, particularly in the evening, and note that parties and events are not permitted. Please don't wash the accommodation's linen or towels.
Pets are welcome in our apartments for a small nightly fee, shown when you book, limited to one pet per apartment — please tell us in advance so we can prepare (on Airbnb, the pet fee is set within that platform).
If anything isn't working or doesn't feel right during your stay, please tell us straight away at lisbon@cheese-wine.com — the sooner we know, the sooner we can put it right.
Non-smoking policy
All Cheese & Wine apartments and suites are strictly non-smoking indoors, in line with Portuguese law (Law no. 109/2015, of 26 August).
Guests who smoke inside the accommodation may be charged a fine of up to €750 under that legislation, together with an extra cleaning fee of €75 charged to restore the space.
This policy protects the comfort and health of every guest who stays with us.
The security deposit, damages & liability
For apartment stays we may hold a refundable security deposit on your card — the exact amount is shown before you book — taken as a temporary hold (not a charge) through our booking system. The funds are simply reserved and released automatically after check-out, provided the accommodation is left in good condition. For self check-in apartments, access codes are issued once the hold is in place.
If something is damaged or missing in your room, apartment or the building's common areas — or there is any consumption or service left unsettled at check-out — the cost of repair, replacement or the outstanding amount may be charged to the card provided with your reservation.
Please don't leave valuables (jewellery, cash or similar) in the accommodation. Cheese & Wine (Home Delight, Unipessoal Lda) cannot be held responsible for the loss, damage or theft of valuable items left in the rooms or apartments — we recommend keeping them with you or safely stored.
Keys, access & lost property
Everywhere works with secure access codes rather than physical keys; please keep your codes to yourself, as they are personal to your stay. If your apartment uses a physical key or key locker, follow the check-out instructions we send you for returning it.
Forgotten personal belongings are kept for 30 days after your check-out date. If you'd like an item returned, we'll arrange to post it to you; the cost of return shipping is the guest's responsibility. Just email lisbon@cheese-wine.com and we'll help.
For apartments with self check-in, follow the access instructions sent before arrival; if anything doesn't work, contact us on the day and we'll help right away.
Airport transfer (optional paid service)
The airport transfer is an optional, paid add-on and is not part of the room rate. It is operated as a private transfer through our external provider; the same service is offered for the Suites and the Apartments.
Rates are flat per booking and depend on the number of guests and whether you choose one way or return. A night surcharge applies to services between 11:00 PM and 6:00 AM, and a further surcharge applies where the transfer carries a pet. The exact price is confirmed before you pay, via the secure payment link.
Transfers must be requested at least 24 hours in advance and require the guest's flight number, arrival time, airline, number of guests, lead-guest name and a contact number. Payment is taken upfront by card via a secure link, and the transfer is confirmed only once payment is received. Transfers may be cancelled free of charge up to 48 hours before the scheduled service.
Free transfers offered through third-party platforms (for example Booking.com) are provided by those platforms, not by Cheese & Wine, and must be managed with the platform directly.
Parking
None of our accommodations offers private on-site parking. Guests are welcome to stop briefly at the entrance to unload luggage before parking. The nearest public car park varies by building and is provided on request or in your Guest Portal; street parking in these neighbourhoods is paid and limited. Public car-park prices are set by the operators and may change.
Some streets are pedestrian zones (for example our Alfama apartments), where vehicles and taxis cannot reach the door; on these streets the final stretch is on foot.
Your data
To handle your booking we collect your name, contact details and payment information, and use them to manage your reservation, process payment and any refunds, and stay in touch about your stay.
